Step 1 - Design Discussion

Before we start designing, we discuss your goals and needs. Upon our discussion, our certified architect begins designing your new home based on your desired lifestyle and budget. There are no set plans, so your home takes shape only after we find out about your needs.

Step 2 - Design Concepts

ZB Homes presents you with the design concept drawings. These drawings allow you to visualise your home and how it will sit on your land. If you are not satisfied, we will make sure to get it right – even if it takes a couple of drafts to realise your full vision. If you are after a few options in design and want to make constant tweaks and updates to the concept, we do ask for a plan deposit. This covers the design fees and allows us to accurately quote -- especially on high end builds.

Step 3 - Quoting Summary

Upon your design concept drawings signoff, we start construction costing. A few days later, we sit down with you and present you with a full fixed price quote and summary. This summary will point out what is included and excluded in the price, such as Council plans and permits.

Step 4 - Quote Acceptance 

Once you have accepted the quote, we provide you with a Certified Builders Contract. Upon you signing the agreement, a contract deposit will be invoiced.

Step 5 - Working Drawings and Consents

Before we begin the build, working drawings will be submitted to Council for consenting. The working drawings typically take up to four weeks to complete. The Council then requires a further 20 working days to process the drawings. Any structural, drainage or geo-tech reports required by Council are also carried out during this step.

Step 6 - Construction Begins

Upon the plans being approved by Council and the building consents being granted, construction begins! Along with a construction schedule that dictates the start and completion date, you will have access to a qualified and experienced project manager as well our Co-Construct software. This easy-to-use software provides you with 24/7 access to building selections, costs, photos, and conversations. You are regularly updated and have the option to be as involved as you want to be.

Step 7 - Construction Completion and Delivering Your Keys

For us, the most exciting part of the project is completing your custom home build and handing over the keys to your new house. Nothing brings us more pleasure than welcoming you into your home and showing you all the finishing details you selected.
